Operators first, educators second
The company was an operating business before it was an education one, and it never stopped being one. This page is the story in the corporate register — the same facts, none of the volume.
BNB Success Mentorship began as an operating business, not an education one. Jordan Pham and Terence Mok put $15,000 each into a single shared account and leased their first Melbourne property — furnished it, listed it for short stays, and kept the difference between what guests paid and what the lease cost. The profits from the first property funded the second, and the first two funded the third.
Stanley Ma joined once the model was working, and was taught it from scratch — the first person it was ever transferred to, and the proof it could be taught to someone who had not discovered it himself. The three of them kept building: the portfolio passed 20 properties before the education business existed, and stands at more than 80 today.
That portfolio is run as a professional operation: a property-management system, dynamic pricing, an operations warehouse in Melbourne, a full-time operations manager, and a 25-person team across cleaning, errands and virtual assistance. When the founders needed better pricing than the market offered, they built NightlyIQ for their own book first — then gave it to clients.
The education company exists because people kept asking how the portfolio worked. The answer is the same today as it was then: what clients are taught this month is what the founders are doing this month, and when something stops working they find out the same way a client would — in their own book, with their own money.

Found rental arbitrage in a video about American operators, late one night, while he and Terence were working through a list of ideas that had all failed. He called Terence that night rather than waiting for their next catch-up, and now leads most of the live coaching.

Took that call and agreed on the spot. He and Jordan put $15,000 each into one shared account to fund the first property; everything after it was funded by the properties before it. He now leads the software side of the business, including NightlyIQ.

Joined after the model was proved, and was taught it from the ground up before there was a course to teach it with. He took furnishing for a two-bedroom apartment from roughly $12,000 down to about $5,000 by working out what actually earns its place in a short-stay property — the method clients are taught today.

The portfolio compounds — each property funded from the ones before it. Stanley joins and is taught the model from the ground up, the first person it was ever transferred to.
- 03 20 properties
The founders teach the model to a few close friends — no course, no company, just the portfolio and the people asking about it. Word starts spreading.
- 04 The ecosystem
The mentorship becomes an operating company: the member platform, the in-house furnishing service, dedicated coaches, and an operations warehouse behind the founders’ own book.
- 05 The BNB App
The BNB App launches — the all-in-one workspace built in-house: course, deal pipeline, calculators, furnishing boards, pricing and community behind one login, empowering the community and powering the ecosystem.
- 06 January 2025
Keyus (keyus.com.au) launches — key-collection management software that gives hosts live, up-to-date key movements. Terence built it with business partner Adrian X., out of a need in his and Jordan’s own operation.
- 07 June 2026
NightlyIQ launches — the pricing and revenue-management system built for the founders’ portfolio, opened to the community.
- 08 August 2026
83 founder-operated properties in Melbourne, 1,500 Australians in the community, and 1,000+ properties launched by students since January 2025.

We operate what we teach
Four commitments that shape everything the company publishes and teaches.
The portfolio is the curriculum
Every framework in the programs — landlord negotiation, furnishing budgets, pricing strategy — was used on the founders’ own properties before it was taught to anyone.
Software gets built when the market’s tools fall short
NightlyIQ and the operator platform exist because the founders needed them. They are proprietary, built in-house, and run on the founders’ book as well as clients’.
Numbers are published with their labels on
Revenue on this site is always gross booking revenue, always dated, and always attributed to its source. Where a figure cannot be substantiated, it does not appear.
Permission is the model
Rental arbitrage as taught here starts with the owner’s written agreement and the local rules of the state the property is in. There is no version of this business worth running without them.
