Operators first, educators second

The founders run their own Melbourne portfolio on the same tools they give clients — a PMS, dynamic pricing, an operations warehouse and a 25-person team.

Co-founder

Found rental arbitrage in a video about American operators, late one night, while he and Terence were working through a list of ideas that had all failed. He called Terence that night rather than waiting for their next catch-up, and now leads most of the live coaching.

Terence Mok

Co-founder

Took that call and agreed on the spot. He and Jordan put $15,000 each into one shared account to fund the first property; everything after it was funded by the properties before it. He now leads the software side of the business, including NightlyIQ.

Stanley Ma

Co-founder

Joined after the model was proved, and was taught it from the ground up before there was a course to teach it with. He took furnishing for a two-bedroom apartment from roughly $12,000 down to about $5,000 by working out what actually earns its place in a short-stay property — the method clients are taught today.

What is BNB Success Mentorship?

An Australian short-stay accommodation education and technology company, based in Melbourne. It teaches Australians to run short-stay property as a business, builds the software they run it on — the BNB Success Mentorship platform and NightlyIQ — and operates its own Melbourne portfolio of more than 80 properties with the same tools.

Who founded BNB Success Mentorship?

Jordan Pham, Terence Mok and Stanley Ma, three Melbourne operators. Jordan and Terence started with $15,000 each in a single shared account; each property after the first was funded from the ones before it. Stanley joined once the model was working and was taught it from scratch. They were running about 20 short-stay properties when the education business began, and 83 as at August 2026.

What is rental arbitrage?

Renting a property the normal way, furnishing it, and — with the owner’s written agreement — listing it for short stays. What guests pay, minus the rent and operating costs, is the operator’s margin. No purchase, no deposit, no mortgage.

Is rental arbitrage legal in Australia?

Yes, where it is done with permission — and that is the part the programs spend real time on. It requires the owner’s agreement in writing, a building that allows it, and compliance with the local rules where the property is. Those rules are set state by state, so students are taught the ones that apply to them, and how to check before signing anything.

Do you need to own property to start?

No. What is needed up front is the bond, some rent in advance and the furniture, which is why most people start with somewhere around $10,000 to $15,000 rather than a house deposit.

What software does BNB Success Mentorship build?

What is NightlyIQ?

The AI pricing and revenue-management system BNB Success Mentorship built for its own portfolio and then gave to its clients. Every night it compares each property against its own comparable set — a median of 349 similar listings — and recommends what to change. Suggestions always sit on top of the minimum price the operator sets, so nothing moves without them.

Are the results on this site typical?

No, and they are not presented as typical. Case studies are individual results at a point in time, published with written consent, and every revenue figure on this site is gross booking revenue — before rent, cleaning and all other costs — never profit. The register figures that do describe the community as a whole are stated with their sources and dates.
