Nabil built his portfolio while working full-time as a doctor — a constraint that shaped every operating decision in it. A clinical roster leaves no room for being the person who answers every guest message or meets every tradesperson, so the portfolio had to run on systems from early on rather than on the operator’s spare hours.

He scaled it in Sydney, the most competitive short-stay market in the country, to more than forty properties — a size at which rental arbitrage stops being a side project and becomes a staffed operation: cleaning teams, standardised turnovers, and pricing managed across the whole book rather than listing by listing.
