Most published short-stay results cover a strong month or a launch period. Jason’s first property is interesting for the opposite reason: it has a complete year of operating data behind it — every season, including the flat weeks that a launch-month screenshot never shows.
A full annual cycle is the honest unit of account in this business. Summer peaks and event weekends flatter any listing; February and the school terms do not. Twelve continuous months is what turns “it did well” into a number that can be audited.
Jason, a 22-year-old electrician, went on to operate six properties. The year-one dataset on his first — monthly gross revenue against rent and operating costs, occupancy by season, and the setup capital it took to open — is being prepared as the fully documented version of this study, and will be published here once the numbers are consented in writing.
