NightlyIQ launched in June 2026 and roughly a third of the community has connected so far, so community figures count only those properties — the real totals are larger. These figures describe how much market data sits behind a recommendation — not anyone’s returns.

01NightlyIQ

AI pricing and revenue management, built in-house

Most hosts price by feel, or hand it to a tool that changes their rates and never says why. NightlyIQ is the system BNB Success Mentorship built for its own Melbourne portfolio and then gave to its clients. It reads the market every night, compares each property to hundreds of similar ones nearby, and says what to change — and, just as often, what to leave alone. NightlyIQ is proprietary, built in-house, and exclusive to the BNB Success Mentorship community. It is not sold separately.

Everyone in this industry preaches revenue-management software — Wheelhouse, Beyond, PriceLabs. The advice is right, and incomplete: those tools are genuinely powerful, but only in the right hands, and nobody teaches the hands. That is the gap we are bridging — NightlyIQ makes the nightly read, and the revenue-management curriculum teaches the operator what to do with it.

It says what to change, and when

Each lever worth adjusting gets its own card and its own schedule — base price, last-minute discounts, weekend rates, minimum nights. An operator is never left guessing which lever to pull, or how often.

Each property sits side by side with similar ones nearby — what they charge, how full they are, how far ahead they book — above its own live calendar, so the effect of a change is visible as it lands.

Nothing moves without the operator

Suggestions always sit on top of the minimum price the operator sets, and only move things a little at a time. A listing can never run away overnight.

Every suggestion comes with a reason

The comparable set behind each recommendation is visible — what similar places nearby charge and how full they are — so an operator can tell why a number is what it is.

It separates price from listing

Sometimes the price is fine and the photos are the problem. Dropping the rate on a listing nobody is clicking just costs money, so NightlyIQ tells the two apart.

It watches for the big weekends

Concerts, races, festivals — event nights are flagged early, while there is still time to hold the rate rather than discover the demand after it sold cheap.

02A worked example

Two identical listings, two different prices

Why market-average pricing is wrong for almost every individual listing — and what pricing each listing as its own business looks like.

The finding that started NightlyIQ: two listings in the same building — same floorplan, same aspect, similar furniture — routinely produce completely different results. Same market, same nights, different revenue. If pricing were only about location, that should be impossible.

It happens because a listing is more than its address. One of the pair has 40 reviews and books three weeks ahead; the other is new, has nine, and books inside five days. On an event weekend the first can hold a premium rate and still fill; the second fills the same nights only by being sharp early or discounting late. A market-average price is wrong for both of them — too timid for one, too brave for the other.

So NightlyIQ never prices “the building” or “the suburb”. Each listing gets its own comparable set — 349 nearby properties behind the typical one — and its own read, every night: how it books relative to those comparables, how far ahead, at what rate. The two identical apartments end up with different base prices, different last-minute behaviour and different minimum-night rules, because they are genuinely different businesses that happen to share a lift.
