Lease to Listing

For a property you already own, currently let long term.

Lease to Listing is for a property you already hold. It takes a long-term rental and stands it up as a short stay — from scratch, not as a tune-up of something already listed.

The starting question is whether you should do it at all. A long-term tenancy is predictable income, and short stay is not automatically better on every property in every market. The first thing you get is an honest read on what yours would actually earn.

From there it is the same work the flagship teaches, minus the hardest part of it: you are not persuading a landlord, because you are the landlord.

01Who it is for

Lease to Listing suits you if

  • 01You own a property that is currently let long term, or is about to be vacant.
  • 02You want to know whether short stay genuinely beats your current yield before you commit to it.
  • 03You are prepared to run it, or to have it run, as an operating business rather than a set-and-forget tenancy.

Probably a different program if…

02What is in it

What you actually get

The numbers first
What the property would realistically earn as a short stay — nightly rate, occupancy and seasonality against comparable properties nearby — read against what it earns you today.
Standing it up
Furnishing, the launch checklist and the listing itself: everything between a vacant long-term rental and a live listing taking bookings.
Running it once it is live
NightlyIQ for pricing, and the operating tools for reviews, guest response times, channel mix and the monthly profit and loss.
The rules where your property is
Short-stay rules are set state by state, and owning the property does not exempt you from them. You are taught the ones that apply to yours.

This is a summary, not an offer. Price, inclusions and the agreement itself are covered in a conversation — nothing on this page forms part of one.
