First-party operating data: the founders' own Melbourne portfolio, exported directly from its property-management system (Hostaway) with revenue attributed to the night it was earned rather than the check-in date. This is the primary source for all published figures, and it is reconciled against the PMS's own analytics screens before publication.

NightlyIQ market reads: the comparable-property benchmarking behind the community's pricing — comparable counts, ratings and forward bookings — read from NightlyIQ's production database on a stated date. NightlyIQ launched in June 2026 and covers roughly a third of the community, so community figures are floors, not totals, and are labelled as such.

Third-party market datasets are not currently republished. Where a future report draws on one, its licence terms will be verified first and the source named in that report.

Revenue is always published as gross booking revenue — what guests paid, before rent, cleaning, platform fees and all other operating costs — and is never relabelled as income, earnings or profit. Profit figures appear only where individually substantiated and consented.

Every figure is dated with the day it was read. Derived figures (per-property averages, seasonal ratios) are simple arithmetic on the published series, so a reader can recompute them.

Operating data from one portfolio describes that portfolio. It is offered as a rare, fully reconciled reference point — not as a market average, and not as a projection of what any other property or operator would earn.
